General Information
_Rancho Serrano Homeowners Association is a California non-profit corporation, and a sub-association of the Redhawk Master Association; a private-gated community in Temecula, consisting of those owner of homes within the boundaries of Rancho Serrano.Main entry located at Camino Brozas, off of Redhawk Parkway. There are 120 homes within Rancho Serrano.
The primary role of the Association is to maintain aesthetic control, enforce the governing documents, and care for Association owned common areas.
The Association is governed by a five-member Board of Directors, made up of owners, and elected annually by the membership for two-year staggered terms. The Board meets monthly, January through November, fourth Tuesdays at 10:30 am., at the Temecula office of Avalon Management, 43529 Ridge Park Drive.

Architectural Issues:
Architectural decisions, including approval for home improvement applications are made by the Redhawk Master Association Architectural Committee, and subject to any additional guidelines for the Rancho Serrano community. The Architectural Committee is comprised of homeowners appointed by the Redhawk Master Board of Directors. The Architectural Committee meets twice each month to review applications. Applications are processed by the management company, and are available on the website.
Violations:
The Board of Directors has directed the management company to perform random inspections of the community twice each month, to ensure that there are no violations of the governing documents. If a violation is discovered, the management company will issue a letter to the owner, which is the start of the Rancho Serrano enforcement policy. If you receive such a letter, it is generally due to one of these inspections. While no one likes getting this type of letter, it is through this process that your property values are maintained.

Common Areas:
The Association is responsible for the main entry and rear entry slopes and medians, interior green belts, trees and vegetation, irrigation, perimeter wrought-iron fencing (adjacent to the golf course and entry/pedestrian gates, and planter lighting. The Association also maintains the gate entry system. The Association is also responsible for maintenance and upkeep of the roads, sidewalks, and gutters. These components are three of the largest maintenance reserve cost issues. Mailbox maintenance is also the responsibility of the Association.
Gate Entry:
Remote controls are not provided by the Association, and may be purchased at any local hardware store. Management has the codes necessary to set your remote, or will provide you contact information for the gate maintenance company for assistance as necessary. Gate access codes are provided by management via U.S. Mail, and may be tied into a phone number with local area codes only. Contact management for further information. Pedestrian gate keys are available at the management office, no limit, and no charge.
Exterior Paint Colors:
Homeowners may access the Dunn-Edwards website to see the Rancho Serrano approved color schemes and order color samples. See the ‘color arc’ display @ www.dunnedwards.com. Enter the website, click on ‘color arc’, type in City, then click on Rancho Serrano. Dunn Edwards in Temecula offers homeowners a 20% discount from retail. Homeowners are not obligated to use Dunn-Edwards paint, and may color match/purchase paint from any store of your choosing.
